The consultancy stage is where we get to know you and is about the development of that all important relationship. You get a chance to test us and we get a chance to create some trust with you. We do this by interpreting the brief via workspace audits, spatial analysis and talking to you about how your vision for the business that relates to your future structure and needs. We assess your IT and communications backbone, which of course is the mainstay of the modern market. We will also carry out the feasibility of prospective buildings with your property experts.
Here we run three elements simultaneously, the design, the specification and the costs of the project. In this section we look at services and construction detail, proposals for comms and IT, furniture requirements full specification and budgets. Underpinning this we go through a due diligence process. This includes all health and safety standards, fire officer approvals, building control and regulations - the red tape that has to be considered in the process. We basically bring together all the elements, put them into a contract package so you have a fixed cost, fixed design, fixed specification, fixed programme and an absolute understanding to the point of where you sign your lease.
On the build management there are two layers of accountability:
• The Contract Manager with the full accountability reporting to the board
• And site manager, running the site and managing all of the trades
1- Health and safety, control and commitment and total quality management are our key words.
2- We undertake progressive snagging at regular intervals as our aim is to have a snag free project and at handover
3- We manage the process of cost and change as it is your prerogative to add, delete and substitute throughout the process, we would always suggest that you keep this to a minimum.
4- Underpinning this is a critical path analysis to ensure the full achievement of timeframe commitment.
