This is where we bring together the elements of understanding the building, the brief and your business by merging them together. We now look at the building in absolute detail. How the grain of the building and space works and how that fits into your business and workplace process. A real key critical point, as it sets the direction for the project. We do this by producing draft layouts, space plans, perspectives, artist’s impressions and mood boards. At the end of this stage you will have a real understanding of what our concept is and a real desire and excitement about your project. Once you have acknowledged and agreed the concept we can move onto solution development.
Here we run three elements simultaneously, the design, the specification and the costs of the project. In this section we look at services and construction detail, proposals for comms and IT, furniture requirements full specification and budgets. Underpinning this we go through a due diligence process. This includes all health and safety standards, fire officer approvals, building control and regulations - the red tape that has to be considered in the process. We basically bring together all the elements, put them into a contract package so you have a fixed cost, fixed design, fixed specification, fixed programme and an absolute understanding to the point of where you sign your lease.
